WHERE DO MY METRO TAXES GO? 

The Metro District tax funds debt service and operating funds.  Approximately 21% of the metro tax funds operation while 79% funds debt service. The Metro tax is levied through Larimer County and the details can be found on your tax bill. Each resident pays a 70.665 mill levy that is split between debt service (55.664 mill Levy) and operating funds (15 mill levy) 

  • Debt Service - $16 million of bonds issued to the District to fund the brick and mortar (streets, sewers, street lights, etc.). 
  • General Funds - Funds the annual operation of the district (property management, landscape, water, etc.).

How do I calculate my contribution to debt and operations?
Here is an example of the Larimer tax bill. As you can see 79.652 mill levy goes to the district:
In this example the 2,320.61 of tax is split as follows:

  1. Debt Service $2,320.91/70.664x55.664 Mill Levy’s = $1,828.25
  2. Operating Funds $2,320.91/70.664x15 Mill Levy’s= $492.66
  3. Total Metro Tax = $2,320.91

WHAT IS A SPECIAL ASSESSMENT FEE? 

A special assessment is a fee approved by a Metropolitan District and passed along to all community homeowners. The fee covers issues not previously included in the budget or regular membership dues.

IS THE NEIGHBORHOOD WATCH PROGRAM MANAGED BY THE DISTRICT? 

Neighborhood Watch is not managed by the Metro District. Neighborhood Watch is a community-based program sponsored by the Larimer County Sheriff's Office that promotes residents looking out for one another by reporting suspicious and criminal activity to the police.

WHAT IS NATIVE GRASS? 

Native grass is grass that grows naturally in a particular region. There are five types of Native grasses here in Colorado: Buffalo Grass, Blue Grama, Streambank Wheatgrass, Western Wheatgrass and Prairie Junegrass.

DOES THE DISTRICT MANAGE THE HERITAGE RIDGE FACEBOOK PAGE? 

No, the Metro District does not manage the facebook page or group. However, some members of the Community with affiliation to the Board or Board Committees may be at times administrators and contributors to comments.

Some of our members with those affiliations do attempt at times to clarify misconceptions about Metro policies, procedures and rules and put announcements on the page to facilitate communication within the Community.
 

CAN VISITORS PARK ON THE STREET? 

Guest parking is allowed for up to 72 hours. If more time is required, please inform the Management Company in order to avoid a possible violation.

CAN RV'S, BOATS, AND TRAILERS BE PARKED ON STREET OR DRIVEWAYS? 

Recreational vehicles and/or campers shall not be parked on the streets of the property or stored on any Lot unless fully contained within a garage. Notwithstanding the foregoing, recreational vehicles/campers may be parked upon the driveway of the Lot or upon the street immediately adjacent to the Lot for a period not to exceed forty-eight (48) continuous hours at a time; and no such parking shall be allowed which exceeds more than a total of six (6) days during a thirty (30) day period. Utility trailers shall not be parked on the streets of the property or stored on any Lot unless fully contained within a garage. Notwithstanding the foregoing, recreational vehicles/campers may be parked upon the driveway of the Lot or upon the street immediately adjacent to the Lot for a period not to exceed forty-eight (48) hours at a time; and no such parking shall be allowed which exceeds more than a total of 6 days during a thirty (30) day period.

CAN I PARK A VEHICLE ON MY SIDE YARD? 

Parking on side-yards shall NOT be permitted.

CAN RESIDENTS PARK VEHICLES IN THE STREET? 

Street parking between 2 a.m. and 6 a.m. is prohibited except as noted in FAQ's.

TRASH SERVICE 

Republic Services, formerly Gallegos Sanitation, has been selected as the preferred trash company for Heritage Ridge. To begin your trash and recycling service immediately, please contact (970) 484-5556. Heritage Ridge has trash pickup day on Wednesdays and recycling pickup every other Wednesday. Please be sure to store your trash can either in your garage or fully screened from view, so that it is out of public view on days other than trash pickup day.
